Leasing presentation
Vacancy in the south east industrial market is tight, but tenants inspecting a vacant tenancy still form their impression at the estate entry, not at the roller door. Dead turf at the entry statement, weeds through the entry paving and unkempt verges undercut the asking rate before an agent has said a word. Entry statements and customer facing frontages are held to a higher standard in every KELVON estate program, because that is where the money is decided.
Heavy vehicle sightlines across the estate
Estate roadways carry constant B double and semi trailer movement between tenancies. Vegetation at internal intersections, roundabouts and tenancy exits is a genuine safety exposure, and it is the estate's exposure rather than the tenant's. Sightline management at every intersection and exit is a standing item in the program, not a discretionary extra.
Drainage, basins and stormwater assets
Master planned estates carry retention basins, swales and stormwater infrastructure that only fail visibly once, during a storm, at which point the failure belongs to the estate. Vegetation management around basins, swales, grates and channels keeps that infrastructure doing its job, and every clearance is photographed so there is a record of when it was last maintained.
Reserves, lakes and amenity space
The better estates in this corridor now include lakes, walking paths, reserves and lifestyle precincts as a leasing differentiator. Those assets are only a differentiator while they are maintained. Amenity space is programmed alongside the functional grounds, so the thing the estate was marketed on still looks like the brochure three years later.
One estate, one contract, one invoice
The alternative to a single estate contract is a patchwork: one contractor on the entry, another on the roadways, tenants arranging their own frontages to their own standards, and an estate that looks like six different properties stitched together. It also means six invoices, six sets of insurance certificates to chase and six different answers when something goes wrong.
