How commercial garden maintenance is priced

No two commercial sites cost the same, so a fixed rate on a webpage would be a fiction. What we can give you upfront is exactly how the price is built, what moves it, and why a fixed annual contract almost always beats paying per visit.

The pricing model: fixed annual, itemised by scope

Every KELVON contract is a single fixed annual price, broken down by scope, agreed in writing after a site walkthrough. You are not billed by the hour and you do not get a different number each month. The figure is set once against an agreed scope, and it holds for the contract year. That predictability is the point. A facilities manager can budget it, a committee can approve it, and nobody is surprised by an invoice.

The reason we do not publish a flat rate is simple: the honest answer to what a site costs is that it depends on the site. A tidy business park frontage and a sprawling logistics yard with long fence lines are different jobs, and pricing them the same would mean overcharging one and underserving the other. So instead of a misleading number, here is the actual logic.

What moves the price

These are the factors we assess at the walkthrough. Understanding them upfront means the quote you receive will make sense line by line.

Site size and layout

Total area, and how it splits between turf, garden beds, hardstand edges and fence lines. A compact courtyard and a multi hectare estate sit at opposite ends.

Visit frequency

Weekly, fortnightly, monthly or quarterly, and whether frequency lifts through the growth season. More visits cost more per year but far less per visit.

Turf to garden ratio

Open lawn is quick. Structured garden beds, hedging and detailed planting take skilled time. The mix on your site drives a large part of the price.

Green waste volume

How much material comes off the site each visit and needs removal. High growth sites and seasonal leaf load add disposal cost that we price in, never bill as a surprise.

Access and complexity

Traffic, parked vehicles, narrow spaces, security procedures and working around your operations all affect the time a visit takes.

Scope inclusions

Licensed weed control, mulch programs, hedging, sightline clearing and irrigation checks each add defined value. You choose the scope, and you see each item priced.

Why a fixed contract beats paying per visit

It is tempting to think ad hoc callouts are cheaper because you only pay when you book. In practice the opposite is usually true for a commercial site. Per visit pricing carries the full cost of an isolated job every time, with no continuity, and the site drifts between visits because nobody owns its condition. You also end up paying full price for reactive clean ups after things get out of hand.

A fixed annual contract prices the whole year as one relationship. The crew learns the site, the work is programmed against the seasons, and the condition holds instead of sawtoothing. Green waste, seasonal frequency changes and storm response are inside the agreed price rather than surprise extras. For most commercial sites that means a lower true annual cost and, just as importantly, a predictable one.

The other quiet cost of ad hoc work is the invoicing itself. Different number every month, no way to forecast, and a finance team that cannot plan. A fixed contract removes all of that. See how the reporting works in the sample report, or read the full service scope.

How to compare quotes properly

If you are collecting quotes, compare what is included, not the headline number. A price well below the field almost always has something missing from the scope, most often insurance, green waste disposal, or a defined visit frequency. Ask every contractor for a written, itemised scope and a current certificate of currency. A quote that will not be put in writing, or an insurance certificate that does not arrive within a few days, tells you what the contract year will be like.

KELVON quotes are built to be compared. Fixed annual price, every inclusion itemised, $20M public liability certificate sent with the proposal, and a scope agreed on the ground rather than guessed from a desk.
